A major mixed-use development is taking shape along Route 10 in Parsippany, with residents now moving in and a flurry of leasing activity at the property’s retail space.
Known as District 15Fifteen, the project has rejuvenated the former site of an aging 290,000-square-foot office campus between Johnson Road and Dryden Way, where plans call for a walkable town-square-style footprint with 498 luxury apartments, 58,600 square feet of retail and restaurant space and a Residence Inn by Marriott. The first of three residential buildings is now open, with the remaining two slated to come online later this year as part of the sweeping plan by Stanbery Development Group, Claremont Development and PCCP LLC.
The developers, meantime, say they’ve signed more than 26,530 square feet in new retail leases. That component of the project, which is being spearheaded by brokers with Pierson Commercial, is now nearly 50 percent leased.
“District 15Fifteen is setting the modern-day standard for today’s lifestyle, where the merging of modern residential living, best-in-class amenities and a dynamic downtown streetscape creates a hub for everyone — members of our residential, retail and restaurant community, nearby office workers and area residents and visitors,” said Stanbery Partner Marc Hays, who oversees the company’s leasing. “District 15Fifteen is transforming how people live, work and connect, while establishing a new carefully curated mix of dining, beauty, health and wellness tenants that are creating a new, dynamic destination benefiting both residents and the greater community.”
Slated for full completion in early spring 2026, District 15Fifteen is among the latest projects that have helped prune Parsippany’s vast stock of highway office space. The former long-vacant Intel Corporate Center property is now set to become a sort of town center for the sprawling municipality, following a long-awaited groundbreaking two years ago.

Pierson Commercial Vice President Ryan Starkman, who leads the retail leasing team with firm President Jason Pierson, said new additions to the space include:
- Meximodo, a trendy Mexican concept from LeMalt Hospitality Group that holds a Guinness World Record for its tequila selection and has a strong following in Metuchen and an upcoming Jersey City location
- Al-Basha, a Middle Eastern and Mediterranean dining experience that has been recognized by USA Today
- Haraz Coffee House, an establishment offering authentic Yemeni coffee, along with food and other beverages
- Brunswick Burger House, a new burger and chicken concept from the Dream Big restaurant group.
- Moxie Salon and Beauty Bar, New Jersey’s largest full-service salon and beauty bar
The new tenants follow commitments from Kura Sushi and Burton’s Grill & Bar, while seven additional leases totaling more than 15,000 square feet are currently being finalized. Additional retail opportunities ranging from 1,200 to 6,000 square feet are still available, Pierson Commercial said, touting the location’s high visibility and a residential base of 152,000 and a daytime population exceeding 220,000 within a five-mile radius.
“This strong leasing activity underscores District 15Fifteen’s positioning as a key Morris County destination, offering a desirable location and a mixed-use concept that appeals to a diverse, upper-income consumer base,” Starkman said. “We are strategically building a retail tenant mix that will serve both District 15Fifteen residents and the broader community over the long-term.”
The first apartment building, Smyth at District 15Fifteen, launched this past spring with 262 units and is experiencing what the developers described as tremendous traction. The property has a collection of studio, one-bedroom and two-bedroom units ranging from 554 to 1,240 square feet, the firms said, plus amenities such as a modern fitness center and movement studio, two central courtyards with a swimming pool, a sports simulator lounge, coworking offices, a kid’s playroom, a pet spa and a private party room.
Bozzuto Management Co. oversees the property management of Smyth at District 15Fifteen. The remaining two phases, Mason and an 55-and-over property known as Mason East, are slated to debut later this year.
