A fast-growing cabinet maker has leased nearly 200,000 square feet at Linden Logistics Center, the new 4.1 million-square-foot industrial park in Linden developed by Advance Realty Investors, Greek Real Estate Partners and PGIM Real Estate.
According to CBRE, which represented ownership in the deal, Fabuwood Cabinetry will occupy building 300 within the 350-acre campus just east of the New Jersey Turnpike. It also joins a list of major tenants at the park including Samsung, Peloton, World Distribution Services and Vanguard Logistics, as the leasing team markets another 1.1 million square feet of newly delivered, speculative industrial space at the site.
CBRE’s Thomas Monahan, Larry Schiffenhaus, Stephen D’Amato and Brian Golden spearhead the leasing campaign and represented the developers in the 197,072-square-foot deal with Fabuwood. Newmark’s Craig Engelhardt, Tom Carragher, Chris Carragher, Gervais Attong and Adam Petrillo represented the tenant.
“Linden Logistics Center is ideally positioned to benefit from New Jersey’s robust industrial market where demand continues to outpace supply, especially for high quality warehouse/distribution space,” said Monahan, a vice chairman with CBRE. “The center enjoys stabile longtime ownership and offers an excellent in-house construction team and flexible configurations to meet growing demands of users.”
Advance, Greek and PGIM broke ground on Linden Logistics Center in 2019, kicking off a project that has transformed what was a highly contaminated former manufacturing property. They’ve leased nearly 2.7 million square feet to date with the five tenants they’ve attracted, including Fabuwood.
The property’s availabilities include the remaining 275,538 square feet at building 300, another 332,635 square feet at building 100 and 516,600 square feet at building 200. Tenants are minutes from Port Newark-Elizabeth and the region’s vast highway network, the brokers said, noting that the remaining buildings have turnkey spec office space, installed switchgear, flexibility with sizes, ability to secure truck-courts and up to 488 additional trailer stalls.
