The owner of a Fairfield industrial building has secured five new leases and one renewal totaling more than 64,000 square feet, in a series of deals arranged by Cushman & Wakefield.
The transactions, which the brokerage team announced Monday, bring the 103,008-square-foot industrial property at 25 Commerce Road to full occupancy. Cushman’s Torsten Thaler and Tom Tucci, both members of Charles Fern’s industrial team, spearheaded the leasing campaign on behalf of Venture One and advised the landlord on a repositioning plan, capitalizing on the building’s proximity to Route 46, Route 23 and Interstate 80.
The firm added that each unit has minimal office space, at least one loading dock and a 24-foot ceiling height.
“Our team’s strategic repositioning of 25 Commerce Road has transformed it from a property with significant upcoming vacancies to a fully leased asset,” Thaler said. “This success underscores our ability to provide creative end-to-end solutions for our clients. We secured long-term leases and demonstrated the high demand for shallow-bay industrial space with dock-high loading in the Fairfield market.”
