A life safety business has acquired a more than 20,000-square-foot industrial building in the Somerset section of Franklin, in a newly announced deal by NAI DiLeo-Bram & Co.
The buyer, Approved Fire Protection, paid an undisclosed sum for the property at 85 Commerce Drive and just off Route 27. The former PepsiCo Inc. and Frito Lay facility will now serve a family-owned business whose client base stretches throughout the Northeast and as far west as Pittsburgh, providing easy access to Interstate 287 and Route 1 and features such as 19-foot clear ceilings with loading capacity suited for regional distribution and service.
NAIDB vice presidents Kyle Gerace and Chris Chiusolo, along with Associate Sweemit Goswami, represented the buyer. They noted that the three-acre site provides connections to corridors across Middlesex, Morris and Somerset counties as well as South Jersey and Eastern Pennsylvania, which are primary markets for Approved Fire Protection.
“Representing the buyer in this transaction, the NAIDB team successfully navigated Approved Fire Protection’s specific requirements,” Gerace said. “As a result, we were able to secure a property that offers unparalleled access to key regional arteries, including I-287, the New Jersey Turnpike, I-78 and the Goethals Bridge. This level of connectivity provides the supportive infrastructure critical to a multigenerational family business that is continuing to grow its 90-year legacy of regional service.”
The 20,269-square-foot industrial facility also has ample parking, NAIDB said.
