A developer has acquired the site of a decades-old marina in Edgewater, where it now plans to build a new waterfront residential community.
Brokerage firm HFF, which represented the seller, said this week that the 1.73-acre site is located at 1339 River Road. Sitting about one mile south of the George Washington Bridge, the site was the home and marina business of the von Dohln family for three generations.
Terms were not disclosed.
The HFF investment sales team representing the seller was led by Senior Managing Director Jose Cruz, Managing Director Kevin O’Hearn and senior directors Michael Oliver and Stephen Simonelli.
“We are thrilled to have represented the long-term owners of this property,” O’Hearn said. “It’s one of the last remaining sites on the waterfront in Edgewater that can accommodate a sizeable redevelopment.”
The sellers ran the oldest continuously operating business in Edgewater, HFF said in a news release. Founded by Fred and Ike von Dohln as a canoe and kayak club in 1905, the business expanded to a full-service marina led by Fred’s son Graham and Marie von Dohln in 1954.
The marina became a third-generation business in 1980 and continued on for the next several decades.
The undisclosed buyer now plans to redevelop the site for residential use.
“As of right, 20 homes can be developed on the site,” Oliver said. “The aggressive pricing reflects both the strength of the residential market and the bullish view of developers along the Hudson waterfront.”
