An industrial user has leased more than 45,000 square feet in Hackettstown, in the largest of four new deals along Interstate 80 by Resource Realty of Northern New Jersey.
According to the brokerage firm, the transaction at 715 Willow Grove St. came as part of 116,347 square feet of activity in Warren and Morris counties. RRNNJ Principal Brian Wilson represented the landlord in the 45,048-square-foot deal and in a second transaction in Hackettstown — a 37,168-square-foot lease at 101 Bilby Ave. — while KBC Advisors represented both tenants.
In Rockaway, Wilson partnered with Principal Scott Peck in a 30,131-square-foot industrial lease at 400 Forge Way. He also worked alongside RRNNJ Founder and Principal Tom Consiglio for the second Morris County deal, in Randolph, securing a tenant for a 4,000-square-foot unit at 1 Emery Ave.
“Despite the ‘summer wind down,’ we continue to see tenants across multiple industries willing to pay a premium for strategically located, amenity-rich industrial space,” Wilson said. “This trend has only strengthened over the past couple of years and reinforces the strong fundamentals of the I-80 corridor as a premier destination for businesses prioritizing both efficient logistics and quality operations.”
In a news release, RRNNJ noted that each of the four properties is less than three miles from I-80, which provides connectivity to New York City, Upstate New York and Eastern Pennsylvania. According to Wilson, that accessibility helped the firm secure long-term users at every location.
“While these four deals attest to the strategic importance of the northern New Jersey industrial market, they represent only a snapshot of the growing demand we’ve witnessed along the I-80 corridor over the past two years,” Consiglio said. “Our team continues to deliver value for businesses of all sizes — from mom-and-pop operations to regional and international firms — throughout Morris and Warren counties.”
