IDI Logistics has revealed plans to build more than 200,000 square feet of new industrial space along Interstate 287 after acquiring a vacant office park in the Somerset section of Franklin.
The Atlanta-based firm said it expects to begin construction in the second quarter of 2026 after razing three existing four-story buildings at 1 Executive Drive. Its plans for the new 212,500-square-foot warehouse and distribution facility call for 40-foot clear ceiling heights and a design that will achieve certification on the U.S. Green Building Council’s Leadership in Energy and Environmental Design scale, as it looks to meet the needs of modern logistics users and leverage a labor force of some 3.4 million people within a 30-mile radius.
CBRE’s Brian Fiumara, Elli Klapper and Mark Silverman arranged the sale of the 18.33-acre site, which has frontage along I-287. Terms were not disclosed.
“This site represents a rare development opportunity in one of the most supply-constrained industrial markets in the country,” said Justin Burns, market officer for IDI Logistics. “The deal required a great deal of patience and hard work to get to this point, and we’re excited to bring another best-in-class industrial development to Somerset, NJ.”
CBRE’s Chad Hillyer and Kevin Dudley spearhead the property’s leasing team. IDI noted that the site is just 11 miles from Exit 10 of the New Jersey Turnpike, providing connectivity to key regional logistics infrastructure, and some 30 miles from Port Newark-Elizabeth and Newark Liberty International Airport.
