In addition to searching for new development opportunities, SJP Properties is focused on ensuring that its existing buildings stay at the top of the market.
Look no further than Somerset Corporate Center, its five-building, 1.2 million-square-foot office park at routes 202/206 and 22 in Bridgewater, where the firm is in the midst of a major upgrade. The developer last fall detailed plans to add a 130,000-square-foot Life Time health and fitness complex at the property, along with a new upscale, 150-room AC Hotels by Marriott and a Zinburger Wine & Burger Bar.
To Steve Pozycki, the strategy is clear: “We think that in the suburbs you definitely need to mirror the 24/7 feeling that you have in the urban areas.”
That feeling is shared by Jeff Schotz, who is part of the team that has helped fill the campus with tenants such as Qualcomm, Linde America and Mazda.
“Somerset is a great example of a project that is fully leased, but we recognize because of our long-term ownership that we’ve got to meet the needs of today and tomorrow,” Schotz said.
