A development team is set to debut a new 114-unit high-end apartment building that has revitalized another piece of Jersey City’s growing Bergen-Lafayette neighborhood.
The partnership, which includes Alpine Residential and FieldsGrade, announced Tuesday that they’ve launched leasing at the collection of studio, one-bedroom and two-bedroom homes at 89 Monitor St. They expect to welcome residents as soon as Feb. 15, the firms said, seeking to lure renters with the building’s upscale amenities and a location just west of downtown Jersey City.
Monthly net-effective rents at what’s known as The Hazel start at $2,290, with grand opening incentives.
“This neighborhood continues to attract new residents who see it as an appealing alternative to the towering high-rises and congestion of downtown Jersey City,” said Bill Rosato, managing partner of Alpine Residential. “Liberty State Park, with its more than 1,200 acres of public open space and a waterfront walkway, and Berry Lane Park offer a green oasis for relaxation, recreation and peace of mind, while an ever-growing list of places to eat, drink and shop bolster the area’s unique vibe. Located between Maple Street and Johnston Avenue, The Hazel has brought new life to parcels that housed an aging apartment building and a warehouse, according to a 2019 report by Jersey Digs. The developers purchased the property thanks in part to its location near the downtown, Liberty State Park and highway and mass transit options and a growing pipeline of investment in the historic Bergen-Lafayette section.
The new building, designed by Fogerty Finger Architecture, features a distinctive façade of gray and green brick punctuated by large floor-to-ceiling windows as a nod to the neighborhood’s industrial heritage, according to a news release. Apartments have upscale design, appliances and finishes, while residents will have access to amenities such as a rooftop terrace, a sky lounge with New York City views, outdoor courtyards, co-working space and a high-end fitness center, among others.
Alpine Residential and FieldsGrade have tapped The Marketing Directors as their leasing agent at the property, which will be managed by the developer’s affiliated management company, South Oxford Management.
“The Hazel offers an elevated lifestyle experience for residents who recognize the authentic character and convenience of this burgeoning neighborhood,” said Jacqueline Urgo, president of The Marketing Directors. “We expect this new offering to quickly resonate with the public and become the signature address in Bergen-Lafayette.”
The developers also noted the inclusion of TuLu, an on-demand smart rental store for high-quality household and lifestyle products. The offering will be available specifically to Hazel residents and will also come with some giveaways and perks for first-time users.
Nearby is the Communipaw Avenue business corridor with bars, eateries, shops and everyday conveniences. Residents, meantime, are minutes from Interstate 78 and the Hudson-Bergen Light Rail’s Liberty Park station.
