Design firm Ware Malcomb is joining the tenant roster at the Ironside Newark project, where it has leased 7,000 square feet under an agreement with Edison Properties.
Brokers with JLL announced Wednesday that Ware Malcomb is relocating its New Jersey office to 110 Edison Place, a historic warehouse property that Edison has restored to create new loft-style office and retail space. The international design firm will occupy part of the third floor of the 450,000-square-foot complex at Edison Place and McCarter Highway.
JLL’s Timothy Greiner, an executive managing director and the firm’s head of agency leasing in New Jersey, and Senior Vice President Peter Ladas represented the tenant. Greiner and Harrison Russell, associate director with Newmark Knight Frank represented ownership.
“Ware Malcomb sought to relocate its New Jersey office to a growth market,” Ladas said. “Newark offered the international design firm a terrific opportunity to recruit new talent and find new business opportunities in a thriving city.”
Ware Malcomb, whose lease runs for more than seven years, is relocating to Ironside Newark from 90 Center Drive in Woodbridge.
“Partnering with Peter Ladas and Tim Greiner from JLL in our office selection process was instrumental in finding the right location for our team,” said Michael Bennett, a principal with Ware Malcomb. “They understood Ware Malcomb’s objectives from the beginning and ensured we found a place that represents our company culture and met business objectives.”
The firm’s new home will be part of more than 375,000 square feet of office space at Ironside Newark, which also has some 75,000 square feet of retail space. Other features include a public two-story atrium and seating area and a rooftop patio for tenants that overlooks northern New Jersey and Manhattan.

Edison Properties began redeveloping the 112-year-old former freight warehouse in 2017, marking the city’s first speculative office project in more than 30 years and clearing the way for multiple floors of modern loft-style and penthouse offices. Lenny Lazzarino, Edison Properties’ senior vice president of leasing, said the commitment by Ware Malcomb “is a testament to the evolution of today’s office market.”
