Two industrial tenants have leased a combined 81,400 square feet at separate buildings in Fairfield, in a set of newly announced transactions by JLL.
In the larger deal, the brokerage team represented ownership in a long-term, 48,100-square-foot commitment at 19 & 21 Daniel Road East. PAN Realty is leasing the building to Best Way Trucking Service Inc., a logistics company.
For the other landlord, Patty Brothers Properties LLC, JLL completed a long-term lease for 33,300 square feet at 30 Stewart Place. The firm identified the tenant as Excellentia International, a fragrance company.
“These two facilities in Fairfield are ideally located for companies seeking distribution centers with direct access to New York City, the greater metropolitan area and the entire Northeast,” JLL’s Howard Weinberg said. “The quality of the facilities further enhances their appeal at a time of increasing demand for industrial space.”

In announcing the deals, JLL noted that 19&21 Daniel Road East is a 48,100-square-foot building that features a 6,500-square-foot office space, abundant parking, 14 tailgate loading docks, one drive-in door and 18-foot-clear ceiling heights. Located near Route 46, Interstate 80 and Interstate 280 in Fairfield’s industrial area, the building offers immediate proximity to New York City’s dense consumer population.
Meantime, 30 Stewart Place spans features a 6,000-square-foot office space, 22-foot-clear ceiling heights, four tailgates and is also just off Route 46 and near I-80, I-280 and the Garden State Parkway.
