Sitex Group has sold two industrial outdoor storage properties in Moonachie to a joint venture of Sagard Real Estate and La Caisse, brokers with JLL announced this week.
According to a news release, the sites include a combined 1.44 usable acres and 8,817 square feet of building space, with 14.1 percent lot coverage. Both were renovated in 2025, offering a total of five drive-in doors, 47 parking spaces and clear heights ranging from 15 to 17 feet.
JLL managing directors Nicholas Stefans and Jason Lundy and Senior Analyst Luke Ceccoli represented the seller and procured the buyer, noting that the facilities are used for fleet parking and truck maintenance operations. They also serve growing demand from logistics and distribution users that need to near highly populated areas for last-mile delivery services.
“This portfolio represented the optimal footprint for market needs in a sector where IOS parcels of this size are highly sought-after and rarely available in the Meadows,” Stefans said. “The combination of zoning, functionality and credit-backed cash flow drew significant institutional interest proving out the demand for the asset class.”
The listing team added that the sites are within a 90-minute drive of more than 21.7 million residents. They’re also easily accessible from major transportation arteries, including the region’s vast highway network, the George Washington Bridge and the Lincoln Tunnel.
