Kennedy Funding has closed eight land loans in just eight weeks, citing heightened demand in a segment of the market that few lenders are willing to meet.
Based in Englewood Cliffs, the firm said the closings took place across eight states and during the final quarter of 2025. That’s fueling what is poised to be the busiest Q4 in its 38-year history, the direct private lender said, citing a still-tight credit environment that is squeezing developers and investors.
“This kind of pace is almost unheard of in land lending,” said Kevin Wolfer, CEO of Kennedy Funding. “To close eight deals, in eight different states, in just eight weeks — on land, no less — is a testament to what Kennedy Funding can do when dependability and speed matters.”

“There’s an extraordinary wave of business waiting to get funded — land, cash-outs, acquisitions, foreclosures and working capital,” said Edwin Urrego, executive loan officer at Kennedy. “We’re working around the clock to meet everyone’s needs by the end of the year.”
The company said it can move quickly thanks to its direct private lending structure and longstanding expertise with land, transitional assets and real estate-backed business needs. Its closings can take place in as little as five to 10 days, with deals reaching up to 75 percent loan-to-value.
The firm also continues to expand throughout the Caribbean, Europe, Canada and Central and South America.
