Larken Associates has broken ground on a four-building, 150,000-square-foot flex industrial park in Flemington.
Slated for occupancy in late 2022, the firm’s Flemington Junction Business Center project will occupy 29 acres less than a mile from Route 31. The complex at 115 River Road will also have tenant spaces ranging from 1,250 to 40,000 square feet, with each building offering 32-foot clear ceiling heights, dedicated tailboards and drive-ins and 50-foot-by-50-foot column spacing, among other features.
Larken Associates’ in-house construction team, Core Enterprises, is spearheading the project build-out. The planned space at the site is already 27 percent leased.
“In the last several years, Hunterdon County has not only emerged as a highly sought-after residential destination but a growing hub for the region’s small business community,” said David Gardner, CEO and president of Larken Associates. “We are excited to kick off this project and to soon bring these highly flexible spaces to the variety of businesses hoping to find modern and adaptable homes in the area.”
Buildings at Flemington Junction Business Center will also feature heavy power, LED warehouse lighting and separate utilities and entrances for each tenant, according to a news release. Additionally, Larken cited plans for 270 parking spaces and 360-degree site circulation design, which it says will ensure a streamlined traffic flow and enhanced accessibility to regional arteries such as interstates 78 and 287 and local connectors like Routes 22 and 202.
With the project, the firm is building on a portfolio that includes 847,440 square feet of flex industrial spaces across New Jersey and Pennsylvania, including its 27-building, 550,000-square-foot Hillsborough Business Center along Route 206.
