Renters have arrived at a new luxury apartment property in Asbury Park after the launch of leasing by Starfield Cos., the developer that has revitalized large swaths of the city’s waterfront.
Known as SURFHOUSE, the 226-unit property at 1150 Kingsley St. hit the market in mid-August as the historic Jersey Shore community’s first upscale rental offering. That includes 206 apartments that range from studios to three-bedroom units, along with 20 four-story townhomes with two-car garages and private rooftop terraces, some featuring views of the beachfront and a private courtyard.
The property recently welcomed its first residents, who are just two blocks from the boardwalk and the Atlantic Ocean.
“The launch of leasing at SURFHOUSE is off to a great start and represents a meaningful milestone for both Starfield Companies and the Asbury Park community,” said Brian Cheripka, a principal with Starfield. “Our vision was to create an effortless residential experience that aligns with the city’s unique energy — creative, diverse and constantly evolving. We’ve found our suite of amenities, especially our sprawling courtyard and generous pool, are an extension of an oceanfront lifestyle that makes Asbury Park such a dynamic place to live year-round. We’re proud to contribute to the city’s continued growth and to offer a place where residents can truly feel at home.”

The developer welcomed city officials in late July to take the wraps off SURFHOUSE, its latest offering after spearheading major condominium and hospitality projects in Asbury Park over more than a decade. That equates to more than $500 million invested in the municipality to date, including flagship properties like the 110-key hotel known as The Asbury, as well as the bowling alley-turned-music venue Asbury Lanes and the high-end hotel and condo property known as Asbury Ocean Club Resort and Residences.
SURFHOUSE, for its part, has 15,000 square feet of amenity spaces and 3,500 square feet of retail space along Kingsley Street. Renters at the property, which was designed by Lessard Design, with interiors by Fogarty Finger, also have access electric vehicle charging stations, secure bike and surfboard storage and pet-friendly elements.
“Waking up to the sound of waves and seeing the sunrise over the ocean from their own personal balcony — it’s surreal,” said Jodi Stasse, an executive vice president with Corcoran. “Others have expressed joy over the building’s resort-style amenities, including a rooftop lounge, heated pool and wellness-focused fitness center. The seamless blend of modern design and beachside charm has created a sense of serenity and sophistication that residents say is unmatched. We have heard our residents say, ‘it feels like a permanent vacation.’”
Starfield’s efforts in Asbury Park have also included selling parcels to several well-known builders to accelerate other phases, setting the stage for additional condos and townhomes. At full buildout, the plan that will ultimately include more than $1 billion in new residential, hotels, retail and public improvements.
