More than 420,000 square feet of new high-end industrial space is taking shape in Hamilton, bringing new life to a site that’s just off Interstate 295 and minutes from NJ Transit rail service.
Its developer, Lincoln Equities Group, said the project at 825 Sloan Ave. is on track to be completed in the coming months. It’s now marketing the 420,024-square-foot facility alongside KBC Advisors, touting features such as a 40-foot clear ceiling height, 84 loading doors, 81 trailer parking spaces and 368 car parking spaces expandable to 556 spaces.
The property will also provide full site circulation and 50- by 54-foot column spacing with 60-foot speed bays.
“With its modern design, advanced infrastructure and prime location, this facility offers top-tier industrial space for a wide range of users looking to thrive in the heart of central New Jersey,” said Lance Bergstein, CEO of Lincoln Equities Group. The East Rutherford-based firm is developing the project in tandem with PGIM, its capital partner.
Located directly west of I-295, the site provides would-be tenants with easy access to additional highways such as Interstate 195 and the New Jersey Turnpike, making it ideal for logistics and distribution operations, LEG said. It also provides direct routes to ports in Philadelphia and Newark-Elizabeth, while it’s just a quarter-mile from NJ Transit’s Hamilton station.
Previously, the site housed a 1 million-square-foot complex occupied by Congoleum Corp., the flooring manufacturer.
