The owner of a Bergen County office building that will house an adult daycare center has listed the property for sale, in a newly announced offering by Cushman & Wakefield.
According to the brokerage team, the 67,000-square-foot facility at 2 Christie Heights St. in Leonia is fully leased to an entity known as Lily Life. The center is set to open in early 2026 and is already fully subscribed with a significant waiting list, Cushman said, adding that the operator has made significant investments to create a best-in-class environment catering to the predominantly Korean community in the surrounding area.
C&W’s Andrew Schwartz, David Bernhaut, Jordan Sobel, Andre Balthazard and Dan Bottiglieri lead the team representing the would-be seller, which has listed the property for $15 million.
“This is a rare opportunity to acquire a newly renovated, financeable asset with secure, long-term income in a premier infill location,” Schwartz said. “The adult daycare facility’s immediate full capacity demonstrates the tenant’s deep community roots and the critical need for this type of service in Bergen County. Its strategic location also makes it an exceptionally attractive investment.”
Located 2.5 miles from the George Washington Bridge, the property is close to New York City and key Bergen County population centers, including Fort Lee and Palisades Park, according to a news release. The area has significant barriers to entry for comparable large-scale adult daycare operations, C&W said, while touting the strong demand for high-quality services in the region.
