Longpoint has taken the wraps off more than 75,000 square feet of new industrial space in Irvington, seeking to capitalize on a location directly north of Interstate 78.
Located at 460 Coit St., the facility is now on the market with features such as a 40-foot clear ceiling height, 15 tailboards, one drive-in door and parking for 20 trailers and 49 cars, according to a property brochure. It has also brought new life to a site that housed a tire distributor and a manufacturing company in two outdated buildings, Longpoint said, touting its location “in the most strategic logistics and industrial corridors on the East Coast.”
The Boston-based firm is marketing the 75,254-square-foot property, which includes 2,550 square feet of office space, alongside KBC Advisors’ Andrew Siemsen and Marc Petrella.
“The I-78 Port Logistics Center is a modern warehouse facility with exceptional regional connectivity making it a prime location for a variety of users,” Longpoint wrote in an email, citing its access to Newark Liberty International Airport, Port Newark-Elizabeth, I-78 and the New Jersey Turnpike. The firm prefers a single tenant “that focuses on logistics and distribution and values a high dock door count,” but will consider splitting the space for multiple tenants.
RC Andersen and Ware Malcomb were the construction manager and architect, respectively, while Elnardo J. Webster II of Connell Foley LLP served as counsel for the project.
