Mapletree Investments is planning its next industrial project in the region after acquiring nearly 38 acres in Eastern Pennsylvania, some 20 miles west of the New Jersey border.
The firm this week said the parcel, in the Tobyhanna section of Coolbaugh Township, is slated to become 420,262 square feet of high-end logistics space by fall 2026. The site at 1180 Corporate Center Drive East is also adjacent to Mapletree’s existing 1.3 million-square-foot industrial building, 2086 Corporate Center Drive West, where it provides tenants with quick access to Interstate 380 and a direct connection to Interstate 80.
“We are executing a disciplined growth strategy for our U.S. logistics portfolio through targeted development,” said Richard Prokup, Mapletree’s U.S. CEO. “Our current pipeline reflects a broader commitment to creating long-term value by delivering premium, purpose-built facilities in key markets that meet the evolving needs of a diverse range of space users.”
The firm added that the property is minutes from Exit 3 of I-380, while its access to I-80 allows for strong connectivity to the greater New York metro area and to regional and national distribution networks.
“This latest acquisition in Tobyhanna adds to our growing pipeline and reflects our strategy to expand in markets where we already have a presence and see potential for long-term growth,” said Chiagorom Osu, head of U.S. logistics development at Mapletree. “The facility will target LEED Silver certification and feature 40-foot clear heights, 64 dock doors, 64 trailer stalls and 189 parking spaces.”
Mapletree currently owns and manages some 2.5 million square feet of industrial assets across Pennsylvania and more than 66 million square feet nationwide, the firm said. And the latest closing follows other moves to expand its development pipeline, including a groundbreaking in July for a 250,000-square-foot project on Burlington-Mount Holly Road in New Jersey’s Westampton Township.
Mapletree also recently added a site in Chicago’s Joliet submarket where it plans to develop a 276,000-square-foot logistics facility. Weeks earlier, it received subdivision and site plan approval to construct 149,100 square feet adjacent to its existing 400,000-square-foot warehouse in the city’s North DuPage submarket.
