A local investor has sold an 8,100-square-foot apartment and retail building in North Bergen for $2 million, brokers with Marcus & Millichap announced Tuesday.
According to a news release, the property at 8201 Bergenline Ave. has four residential units and two ground-floor commercial units. The fully leased building drew interest thanks in part to its daily traffic count of 10,400 vehicles and a location six miles from the George Washington Bridge and seven miles from the Lincoln Tunnel.
It also overlooks the 167-acre lakefront North Hudson County Park, which has views of New York City.
“We continue to see high investor demand for mixed-use properties throughout Hudson County,” said Devin Perez, an associate with Marcus & Millichap. “Leveraging the Marcus & Millichap and Ten-X platforms, we created a competitive bidding environment that procured a local buyer who closed quickly.”
Perez, Alan Cafiero and Brent Hyldahl listed the property on behalf of a local LLC, the news release said. Jonathan Zamora and Eve Parker, also investment specialists in Marcus & Millichap’s New Jersey office, secured the buyer.
“We are starting to see more of these buyers dropping contingencies and closing quickly on our deals,” Zamora said. “This is our third deal this year closing in Hudson County with a hard deposit at contract signing.”
