Morvay Partners is moving ahead with two ground-up flex industrial projects in Mercer County, with plans to deliver both by year-end as it markets the spaces to prospective tenants.
According to Zimmel Associates, the developer’s leasing broker, construction is underway at 110 North Gold Drive in Robbinsville for what will be a 45,000-square-foot building on some seven acres. Plans call for a 24-foot clear ceiling height, five loading docks, 800-amp electrical service and built-to-suit office space, while users will have quick access to Route 33, Interstate 195 and the New Jersey Turnpike.
In Hamilton Township, at 2526-2544 Kuser Road, Morvay expects to break ground shortly on a planned 60,000-square-foot flex industrial building near Interstate 295, Route 130 and the New Jersey Turnpike, according to a news release. The project occupies 7.1 acres and will be available to accommodate a single user or divide into units as small as 15,000 square feet, with features including 32-foot clear ceiling heights, 12 tailboard loading docks, four drive-in doors and built-to-suit office space.

“We’re focusing on shallow, small and mid-bay warehouses because we see a significant supply-demand imbalance in the short, medium and long term,” said David M. Rottenberg, Morvay Partners’ managing principal and founder.
The firm expects to deliver the Robbinsville and Hamilton projects in the third quarter of 2026 and late 2026, respectively, Zimmel said. That follows its acquisition of the fully approved properties last summer.
Zimmel Associates will handle all leasing responsibilities for both properties, including marketing and tenant relations.
“Both deals are Class A, with significant clear heights and ample power capabilities, exactly what we think tenants of the future will want and require,” Rottenberg added.
