A contractor that serves water, waste and energy utilities has leased more than three quarters of an acre in Jersey City, in a newly announced transaction by NAI James E. Hanson.
The user, Veolia Water Contract Operations USA, will use the lot at 35-47 Lewis Ave. for its field operations in the Hudson County seat, according to a news release. NAI Hanson’s Andrew Somple represented the tenant, while colleague Jonathan Kristofich represented the landlord, Lewis Ave Holdings LLC.
“Due to the nature of their work, Veolia needed a Jersey City location and Lewis Street satisfied that requirement,” Somple said. “In these situations, location is a key factor as tenants want to find space that has easy access to the major routes within the area they’re operating in. We’re happy to have used our resources to find a quality match between landlord and tenant.”
In announcing the deal, NAI Hanson said 35-47 Lewis Ave. is a level, flat lot with new pavement and fencing near the Tonnelle Avenue traffic circle, routes 1 & 9, 139 and 440, Interstate 280 and the New Jersey Turnpike. Featuring an electric gate, the 0.77-acre site also has an existing 3,000-square-foot service garage on the north side of the property.
“While in contract to acquire 35 Lewis Avenue, the landlord contacted me to market the property for lease alongside their existing property, 45-47 Lewis Avenue,” Kristofich said. “After bringing the property to market, we quickly identified a tenant that perfectly fit what we had to offer.”
