A printing and marketing firm has leased more than 22,000 square feet of industrial space in Mountain Lakes, brokers with NAI James E. Hanson announced Thursday.
The tenant, Phase 3 Media LLC, is taking space at 333 Route 46 under a deal with a landlord listed as Blue 701 LLC. It’s relocating from Fairfield to the recently renovated, 147,944-square-foot building, which is zoned for uses including general office, research, fabrication, printing, processing and storage of goods, while providing users with quick access to nearby highways.
NAI Hanson’s Andrew Somple and Justin Allessio represented the tenant, an integrated marketing services company, which sought a new home as demand for industrial space in and around Fairfield led to rapidly rising lease prices. Its new 22,224-square-foot space in Mountain Lakes will accommodate its office and production needs, the brokerage team said.
“Relocating a business is no small endeavor as companies are forced to make many tough decisions that will impact the future of their business,” Somple said. “In situations like this, it’s critical that companies like Phase 3 Media work with a highly experienced brokerage team who can understand their needs and create a real estate solution focused on driving their business’ continued success.”
