The owner of a 70,000-square-foot office building in downtown Passaic has tapped NAI James E. Hanson as its leasing agent.
In a news release, the brokerage team said the seven-story building at 657 Main Ave. has 10,000-square-foot floor plates and direct access to an attached six-story, 500-space parking garage. It’s also well-suited to be a charter school, a vocational school, medical office space, medical labs or government offices, the firm said, noting that it operated as a public school for three decades.
NAI Hanson’s Andrew Somple, Jonathan Kristofich and Jessica Curry will oversee leasing at the property on behalf of an undisclosed client.
“Passaic’s continued upward trajectory and favorable local demographics make 657 Main Avenue an ideal opportunity for a wide range of prospective users,” Kristofich said. “We’re honored to handle this assignment and have already begun our search to secure a high-quality tenant who will contribute to the continued resurgence of Passaic.”
NAI Hanson also noted that 657 Main Ave. sits within Passaic’s Main Avenue Redevelopment Zone, which benefits from a plan adopted in 2021 that seeks to attract new investment to create a more vibrant and attractive downtown. It’s also part of an Urban Enterprise Zone, which provides incentives to businesses and consumers, while it qualifies for additional benefits under the state Economic Development Authority’s Aspire program.
Meantime, the property is a short walk from NJ Transit’s Main Avenue bus terminal, which has received federal funding to be upgraded and expanded, according to a news release. It’s also minutes from routes 3, 21 and 46 and the Garden State Parkway, while it’s blocks from St. Joseph’s University Medical Center and Passaic City Hall.
