An HVAC company has purchased a 6,000-square-foot industrial building in Linden, in one of two newly completed deals in Union County by NAI DiLeo-Bram & Co.
The brokerage firm’s Richard Goski and Catherine Goski-Vasquez represented an unnamed seller in the transaction at 612 Elizabeth Ave., part of the city’s St. Mark’s Park neighborhood. They noted that the single-story building sits on about one-fifth of an acre and features 16-foot clear ceiling heights, a 12- by 12-foot drive-in door, a 10- by 10-foot interior door and air conditioning throughout the facility, while it’s less than five miles from Newark Liberty International Airport, Port Newark-Elizabeth and the New Jersey Turnpike.
That provides its new owner with strong access to the region’s infrastructure and labor pool.
“The Union County industrial market continues to demonstrate resilience, particularly in the sales sector, where most buyers are seeking properties for their own use,” said Goski-Vasquez, an associate vice president with Woodbridge-based NAIDB.
Goski, a vice president with the firm, added: “This property stood out thanks to its strong physical condition and thoughtful amenities. It’s an impeccably maintained, fully air-conditioned facility with a new roof — ideal for a service-oriented business. The buyer, an HVAC company, was immediately impressed by the overall quality and functionality of the space, making it a smart, long-term investment for their operations.”
Goski and Goski-Vasquez also brokered the trade of a single-story, 12,500-square-foot warehouse in Plainfield, at 1260 North Ave., to an undisclosed buyer. Features include 14-foot clear ceiling heights, a loading dock, two drive-in docks and a parking lot with more than 40 spaces, providing strong operational flexibility for the flooring distribution company that occupies it.
The values of the Linden and Plainfield transaction totaled nearly $5 million.
