The owner of a nearly 17,000-square-foot warehouse space in Bridgewater has tapped NAI DiLeo-Bram & Co. as the property’s exclusive leasing agent.
According to the brokerage firm, Chief Operating Officer David Simon and vice presidents Kyle Gerace and Chris Chiusolo will spearhead the assignment at 81 Chimney Rock Road, Building B. They’re marketing the 16,800-square-foot unit with an eye toward the ongoing demand for flexible space in Central Jersey, offering parking and potential for outdoor storage and interiors with a 17-foot ceiling height, all just a half-mile from Route 22.
They added that the warehouse, which is well-equipped for heavy manufacturing and logistics operations, has drive-in doors that each measure 12 feet wide by 14 feet high.
“This is an excellent opportunity for a tenant that requires well-located industrial space with access to dual 20-ton cranes,” Simon said. “The industrial park in which it is located also offers flexible zoning.”
In addition, the unit includes a finished office of some 500 square feet.
“The warehouse is ideal for a wide range of permitted uses, including warehouse and distribution, manufacturing, fabrication and service operations,” Chiusolo said.
NAIDB noted that the building’s proximity to Route 22 provides users with easy access to Route 28 and Interstate 78, which are 1.5 miles away, and Interstate 287, which is a 2.5-mile drive. It’s also 35 miles from Port Newark-Elizabeth and 28 miles from Newark Liberty International Airport, providing an option for tenants with national or international logistics requirements.
