Another luxury apartment tower has arrived in Journal Square, adding more than 600 units to the historic but fast-growing commercial district in Jersey City.
Known as The Greyson, the property at 25 Cottage St. is now on the market with a mix of rental homes ranging from studios to three-bedroom layouts. It also has multiple levels of amenities including the highest swimming pool in Jersey City as part of a 29th-floor sky deck, enhancing a location that is just two blocks from the Journal Square PATH station.
Its developer, Nasser Freres, has launched leasing at the 622-unit building alongside The Marketing Directors. Rents start from the $2,700s with incentives, while the landlord expects to welcome its first residents this month.
“Journal Square has emerged as one of Jersey City’s most dynamic neighborhoods and a re-emerging hub of living, shopping, dining, entertainment and culture,” said Michael Sokoloff, a partner at Nasser Freres, a New York-based real estate development firm with extensive experience across all asset classes in the U.S. and Europe. “The unique location of The Greyson on a quiet street allows residents to embrace the energy and pulse of the neighborhood and return home to a more relaxed setting in a contemporary building.

Designed by Handel Architects, the 29-story tower has a glass serrated-edge façade along Cottage Street that undulates in and out to create bay-window-style projections that maximize views toward the waterfront and Manhattan, according to a news release. The New York-based firm has also designed the interiors, which have upscale finishes, materials and appliances.
Amenities at The Greyson span multiple full floors and include a double-height, 24/7 attended lobby lounge with a baby grand piano, a spa with steam, sauna and relaxation rooms, outdoor kitchens and grills and modern fitness and yoga studios. Renters also have access to coworking and content creation spaces, a speakeasy, a bowling alley, a children’s playroom and pet spa with indoor and outdoor play areas, as well as the rooftop sky deck designed by Melillo Bauer Carman Landscape Architecture with views of Jersey City and Manhattan.
The developer added that an on-site gallery will showcase revolving works from local artists, complementing an art studio that residents can use for their own creative projects.

Residents will have direct access to the new pedestrian-only plaza known as Homestead Place, which connects the Journal Square PATH entrance on Pavonia Avenue to Newark Avenue, the news release said. The building’s ground-floor retail, meantime, fronts a newly created section of the Homestead Place extension, providing a direct, car-free pedestrian pathway flanked by cafés and stores to the transit hub.
