LBA Logistics has delivered nearly 120,000 square feet of new high-end industrial space in Teterboro as part of a project constructed by PREMIER Design + Build Group.
In a news release, PREMIER said it worked on ownership’s behalf to complete the facility at 430 Industrial Ave., touting features including a 36-foot clear ceiling height, 20 dock doors, two drive-in doors and 91 car parking spaces. The 119,600-square-foot building is also adjacent to Teterboro Airport and just east of Route 17, providing users with quick access to the New Jersey Turnpike, the George Washington Bridge and other key corridors.
Notably, PREMIER managed everything from demolishing a previous building to closing out the project, the news release said. The design-build firm added that, while the location is ideal for logistics tenants, construction came amid challenges such as mitigating contaminated soil and bringing in more than 100,000 yards of fill to surcharge the parcel for eight months before construction.
The seven-acre site is also just 200 feet from the jets’ runway, making dust control during demolition a priority, the news release said. The contractor, meantime, navigated local regulations that limit the number of trucks on the roads to remove demolition debris, while requiring them to take specific routes to ensure adequate traffic flow.
Regulations also applied to crane activity during construction due to the site’s proximity to the airport, PREMIER said, requiring close coordination with the Federal Aviation Administration for activities such as setting exterior precast panel walls, roof steel framing erections, roofing material deliveries and rooftop unit installation.
Ware Malcomb provided architecture, interiors and civil engineering services. CBRE’s Thomas Monahan, Larry Schiffenhaus and Brian Golden make up the leasing team for the project, known as LBA Teterboro.
