CBRE Investment Management has filled nearly 236,000 square feet of new industrial space in the Somerset section of Franklin, securing two tenants after recently acquiring the complex.
According to a CBRE brokerage team, the deals at 200 and 202 Cottontail Lane include a 116,530-square-foot lease by Scentbird and a 119,325-square-foot commitment by Calibre Scientific, respectively. The former is a monthly subscription service that gives customers access to more than 700 fragrances, while the latter is a developer, manufacturer and distributor of consumable products in the life sciences and diagnostics sectors.
CBRE’s Kevin Dudley, Chad Hillyer, and Kate Granahan represented ownership in the transactions. The firm’s Nicholas Klacik represented Scentbird, while JLL’s Gary Politi and Micheal Viera represented Calibre Scientific.
“We are delighted to announce these two long-term commitments at Cottontail Logistics Center, a state-of-the-art logistics complex strategically located in the heart of northern New Jersey,” Dudley said. “With these two new leases Cottontail Logistics Center is 100 percent occupied.”
The deals follow CBRE Investment Management’s acquisition of the two-building logistics park, which was completed in mid-2024 with features such as 36-foot clear ceiling heights, a 200-foot shared truck court, 65 loading positions, 98 car parking spaces and certification on the U.S. Green Building Council’s Leadership in Energy and Environmental Design scale. Its location off Interstate 287 provides users with easy access to New York City, Newark Liberty International Airport and Port Newark-Elizabeth.
