A new light industrial building is nearing completion in Morris Plains, filling a need for small and midsized users seeking modern space in the surrounding area.
Brokers with Resource Realty are now marketing the 54,576-square-foot project at 900 American Road, which is being developed by Commercial Realty Group. With the building shell enclosed and interior work now underway, completion is slated for early to mid-spring.
“The spec building at 900 American Road is the only new Class A flex property in Morris County,” said Scott Peck, a senior vice president in Resource Realty’s Parsippany office. “There is a tremendous demand for small to midsize light industrial units, and we are extremely confident in the market.”
The project is drawing preliminary interest from distributors, pharma groups, recreational facilities and assembly and light manufacturing users, Peck said. Located a half-mile from the Morris Plains train station, the building will offer spaces of 5,000 square feet with 625-square-foot office units.
Plans also call for 24-foot-clear ceiling heights, 11 tailgate docks and parking for 133 cars.
“The industrial real estate market is laser-focused on e-commerce and the last mile facilities,” said Greg Sabato, a senior vice president with Resource Realty. “However, there is a tremendous demand for smaller flex space for the local and regional service providers as well as small businesses. These facilities serve the needs of the community and are designed to have office, production, assembly, open recreation and/or warehouse space.”
