Woodmont Properties has secured a new tenant for a highway office building in Denville, in one of two newly announced deals by Resource Realty of Northern New Jersey.
The occupier, a services provider related to the health care field, has leased an undisclosed amount of space at the 42,000-square-foot Professional Plaza building at 3155 Route 10. The deal allows it to tap into a highly educated labor pool, while providing employees with quick access to two train stations and a site with more than 150 parking spaces.
RRNNJ principals Brian Wilson and Greg Sabato represented the landlord, noting that the building is home to several other tenants in the health care sector, including physician practices, community health providers, dental and other ancillary services.
“Properties of this caliber, with their high visibility and demographic strength, are becoming increasingly vital for businesses looking to grow their customer and talent base in a well-established community such as Denville and the surrounding areas,” Sabato said.
Wilson also represented a landlord in the second transaction, at 378 Millburn Ave. in Millburn, where a national real estate company leased 5,000 square feet of office space. The tenant will occupy the entire second floor of the new mixed-use property, RRNJ said, noting that it’s in the heart of the downtown and three blocks from NJ Transit rail service.
“Small- and midsized businesses are increasingly seeking out properties that offer high-walk-score access to lifestyle services, restaurants and entertainment,” said Wilson, the exclusive leasing agent for the Millburn property. “It’s about creating a workspace that serves as an anchor for and extension of vibrant live-work-relax communities.”
In a news release, RRNNJ noted that the two-story building has street-level retail options, electric-vehicle charging stations and elevator access, providing tenants with substantial flexibility and convenient access to local amenities. It’s also minutes from Route 24 and Interstate 78, providing easy access to the New Jersey Turnpike and Garden State Parkway.
“Several municipalities across northern New Jersey offer the complete package for businesses — a blend of top-tier amenities with seamless access to regional transportation networks, all supported by the strong demographics that make the region attractive for owners and tenants across the professional services sector,” Wilson said.
