A co-working provider has opened its doors in East Brunswick after leasing space at the newly renovated, 24-story One Tower Center building, brokers with Newmark announced.
The operator, Office Evolution, occupies 10,000 square feet at the property and has activated what was a dedicated co-working section added by the landlord, American Equity Partners, as part of its recent overhaul of the 415,000-square-foot structure. Both existing tenants and outside users have access to the facility, which opened for business in June, inside one of central New Jersey’s most recognizable commercial properties.
“We are excited to open our newest location at this newly upgraded building,” said George Fisher, co-owner of Office Evolution. “One Tower Center’s impressive updates and extensive amenity floor will help us attract more members searching for a hybrid office space with a modern design, a professional setting and top-notch amenities.”
Newmark Senior Managing Director Jamie Drummond, Executive Managing Director Stephen Tolkach, managing directors Adam Silver and Dan Reider and Associate Director Andrew Perrotti make up the leasing team for the property and represented ownership in the deal with Office Evolution, while Brandon DeGraff of Cushman & Wakefield represented the tenant.
The Newmark unit has marketed the building throughout the multimillion-dollar renovation, which includes a redesigned seven-story atrium lobby, an updated full-service cafe with outdoor seating, an improved seven-story covered parking deck with digital availability indicators and a new amenities center on the 15th floor.
“Since the completion of the building’s capital improvement plan, we have had strong leasing velocity at the building, driven partly by the fantastic amenity floor,” Drummond said. “The addition of Office Evolution’s co-working space as part of the amenity package will further the building’s appeal to current and potential future tenants.”
One Tower Center is part of a 14-acre, mixed-used complex that also includes a second 24-story office building, which is connected to One Tower Center by the 405-room Brunswick Hilton Hotel and Conference Center. The property is a familiar sight to residents and motorists in the area, sitting just off New Jersey Turnpike Exit 9 and near the junction of routes 1 and 18.
According to Newmark, the revamped amenities floor at One Tower Center includes a new fitness center with locker rooms, a tenant lounge and coffee bar, games, conversation areas, a golf simulator and a theater and entertainment room. The floor also has a renovated conference facility that can accommodate small groups, board room meetings and town hall gatherings of more than 200 people, along with the new co-working center.
The ownership and leasing team also cited the tower’s proximity to the dining and cultural scene of downtown New Brunswick, which is two miles away, and Rutgers University.
