The developer of nearly 52,000 square feet of new medical office space in Hackensack has brought the building to market alongside a leasing team with Newmark.
According to the brokers, which are representing landlord Plaxsun Properties LLC, the structure at 200 Atlantic St. includes three floors of tenant space atop three levels of covered on-site parking. Designed specifically for health care users, the property has high-capacity HVAC and plumbing systems, multiple lobbies with elevator access, efficient floor plates and the opportunity for building signage, while it can accommodate users seeking up to 17,250 square feet, with divisibility options available.
Newmark managing directors Dan Reider and Harrison Russell and associates John Crawford and Jack Barclay lead the marketing and leasing efforts, touting the building’s location directly across from the Hackensack University Medical Center campus.
“200 Atlantic Street is a rare opportunity: A true Class A, purpose-built medical space in a market where new inventory is nonexistent,” Reider said. “Its scale, infrastructure and immediate proximity to Hackensack University Medical Center make it uniquely positioned for practices seeking efficiency and visibility.”
The team noted that the 51,750-square-foot building is easily accessible from Route 17 and Interstate 80 and within walking distance of two NJ Transit stations. Brokers also cited its proximity to Teterboro and Newark Liberty International airports, while touting Hackensack’s highly active medical community and a growing residential population boosted by more than 5,000 new apartment units.
They added that Hackensack’s downtown is in the midst of a revitalization, with new restaurants, retail and service amenities, all supporting increased foot traffic and convenience for both providers and patients.
