Nearly 88,000 square feet of new industrial space is coming to the western edge of Warren County in a facility that’s now under construction by J.G. Petrucci Co. Inc.
The developer announced last week that the project at 41 Edge Road in Alpha is nearing its halfway point and is slated for a 2025 delivery. The firm is marketing the 87,500-square-foot building alongside Drew Maffey and Rick Marchisio of Lee & Associates – WBE LLC, noting that it will have 36-foot clear ceiling heights, 7,500 square feet of office space, 10 loading docks, parking for 10 trailers and 95 cars and ample utilities.
Iron Hill Construction Management, Petrucci’s in-house construction firm, is spearheading the project.

Sitting on seven acres, 41 Edge Road is part of the Alpha Industrial Park and is within a mile of both Route 22 and Interstate 78, according to a news release. Petrucci said the project will have extensive frontage and visibility along the roadway, while neighboring tenants include Hunterdon Transformer, Bihler of America and Inno-Spin.
