Brookfield Properties is expanding its holdings in New Jersey’s industrial market with a newly delivered project and another now underway, both by PREMIER Design + Build Group.
PREMIER, the general contractor for both developments, said it has largely completed the 112,191-square-foot Montrose 287 Logistics Center at 800 Montrose Ave. in South Plainfield. Located a mile from Interstate 287, the facility has a 36-foot clear ceiling height, 27 dock doors, two drive-in doors, 98 car parking spaces and a modern fire sprinkler system, along with a built-to-suit office area designed to meet the tenant’s specific needs.
Meantime, PREMIER broke ground in September on a second Brookfield project at 901 Lehigh Ave. in Union. The Union Distribution Center will span 151,676 square feet and include a 4,000-square-foot build-to-suit office space, 36-foot clear height, 28 dock doors, two drive-in doors and parking for 16 trailers and 123 cars.
The project team for both facilities also includes Jarmel Kizel Architects & Engineers Inc. and Dynamic Engineering PC.
“In prioritizing Brookfield Properties’ focus on sustainability, PREMIER’s construction process for both projects goes beyond meeting current sustainability standards,” the construction firm wrote in its announcement, noting that both the South Plainfield and Union facilities are designed to be certified under the U.S. Green Building Council’s Leadership in Energy and Environmental Design scale, with features such as carbon-reduction concrete slabs. “This modernized solution offers reduced environmental impact, aligning with PREMIER’s commitment to sustainability and cutting-edge construction techniques.”
