The owner of more than 29,000 square feet of laboratory space in Ewing has tapped Princeton Property Partners and CBRE as its leasing team.
The agents last week welcomed some two dozen brokers to tour the location, 801 Princeton South Corporate Center, noting that it’s best suited for biology with six existing chemical fume hoods. It also has the ability to add additional hoods, meaning the second-floor, 29,406-square-foot space can also accommodate tenants that require more robust chemistry labs.
Princeton Property Partners’ Sab Russo and Tom Sullivan of CBRE are leading the assignment, noting that the same team leased the space to Conjupro Biotherapeutics in 2019.
“It’s impossible to find move-in ready, Class A lab space of this quality in the Princeton market,” Sullivan said, “and the gross sublease rental rate is incredibly low compared to its peer group.”
Russo added: “The sublease term expires in June 2030. However, the landlord would be very interested in structuring a longer-term direct lease with the next tenant.”
Sullivan and Russo added that the labs were originally built in 2009 for FMC Bio Polymers.
