A commercial building in Morris County has changed hands for the first time in 30 years, according to a brokerage team with Charity Realty International.
The 12,000-square-foot property, located at 195 Green Pond Road in Rockaway is half office space and half warehouse with 24-foot clear ceiling heights, the broker said. A buyer listed as North America Realty purchased the 11.2-acre site for $3.925 million
Charity Realty International President James Costanzo represented the seller, Biagio Tomaro of Tomaro Leasing Corp., while Ronald Kraft of Allied Realty represented the buyer.
“It is a testament to the genius and foresight of my father Felice (Phil) Tomaro,” the younger Tomaro said. “He built this property on the site of an old, dilapidated farmhouse after tirelessly pursuing proper zoning approvals for his use as a site contractor. He stuck with a winning formula all these years, as he used both the same attorney, (Remo Caputo of Caputo Law in Denville), and real estate broker, Jim Costanzo, for that original purchase, zoning approvals, leasing and now the sale.”
In accordance with Charity Realty International’s corporate pledge, the firm will provide a grant of $8,250 to Homes For Our Troops. The donation will be used for the purchase and adaptation of homes to accommodate severely wounded post-9/11 combat veterans.
