A former restaurant property in Cherry Hill has a new owner and a new tenant after a set of transactions arranged by Rose Commercial Real Estate.
In a news release, the brokerage firm said an adjacent business listed as Beowulf 1800 LLC purchased the 4,546-square-foot structure at 1800 Route 70 East from Thy Kingdom Crumb Inc. The buyer paid $2.1 million for the property, the former home of the Rockhill Restaurant and a charitable foundation, subsequently leasing it to Rockhill Orthodontics/Growing Smiles.
Rose Commercial Real Estate President Adam Rose as well as Michelle Marinello and Brett Davidoff represented Beowulf 1800 in its acquisition and the ensuing lease, noting that the standalone building is on a highly attractive corner lot with excellent visibility, abundant parking and a location near Interstate 295. Avison Young Principal Scott Martin represented the tenant.
“From the start the transaction was complex and Adam’s experience was key to the negotiations,” said Sean Malady, a member of the ownership group. “But that was only part of the challenge as we then needed to lease the property. Not only did they have a signed tenant within record time. It was the ‘right’ tenant — one strongly invested with a shared vision of success.”
