Saxum Real Estate has closed on the site of a planned 106-unit townhome community in a fast-growing town just outside Raleigh, North Carolina.
In a news release last week, the Summit-based firm said it expected to break ground during the current quarter on the project in Garner, at the intersection of Auburn Church and East Garner roads. That would put the developer on pace to deliver the first homes and amenities next summer.
The Garner Townhomes project will be the first in Saxum’s build-to-rent platform, offering three- and four-bedroom, duplex-style townhomes ranging from 1,400 to 1,800 square feet. Each unit will include private fenced yards, one- and two-car garages and high-end finishes, while the property will have amenities such as a 1,200-square-foot pool with a surrounding patio, a dog park, sport courts, a pocket park, walking trails and a playground.
“Saxum Real Estate is proud to bring a premier build-to-rent community to Garner, a market experiencing remarkable growth and demand,” said Chris Lubrano, vice president of acquisitions for Saxum Real Estate. “Garner Townhomes combines the space and privacy of single-family homes with the flexibility and convenience of renting, delivering a lifestyle that resonates with today’s discerning tenants. We are excited to contribute to Garner’s vibrant evolution and set a new standard for suburban living in the Raleigh metro area.”
The firm noted that the community will benefit from the submarket’s 10.35 percent population growth from 2023 to 2024, which ranks it as North Carolina’s fastest-growing city and the 10th-fastest nationally among cities with more than 20,000 residents. It also cited its proximity to Raleigh’s thriving employment hubs, along with an ongoing downtown revitalization and new health care and commercial developments, touting it as a blend of suburban tranquility with urban access.
