Alpine Residential and Fields Grade have all but filled a new 87-unit rental building in Jersey City, touting continued demand for upscale apartments in the Bergen-Lafayette neighborhood.
Located at 89 Monitor St., the property hit the market last year as the second phase of what’s known as The Hazel. That included a mix of studio, one-bedroom and two-bedroom homes that the developers described as oversized, plus a full array of amenities in a location that is a half-mile from Liberty State Park and minutes from Hudson-Bergen Light Rail service.
The firms said last week that they’ve now leased 95 percent of the building in tandem with South Oxford Management, Alpine’s affiliated management company.
“We’ve seen strong demand at The Hazel from renters who recognize the value of spacious, well-designed homes in a dynamic, emerging neighborhood,” said Bill Rosato, managing partner of Alpine Residential. “It reflects the long-term vision we’ve had for Bergen-Lafayette and the kind of thoughtful development that’s helping shape its future.”
The 114-unit first phase of The Hazel opened in 2022, marking the ongoing resurgence of the historic Bergen-Lafayette neighborhood and another addition to a portfolio built by Alpine and Fields Grade. Designed by Fogarty Finger Architecture, the latest property has a distinctive façade with gray and green brick punctuated by large floor-to-ceiling windows as a nod to the neighborhood’s industrial heritage, while blending with an area known for its eclectic art, dining and nightlife scene and accessibility to Liberty State Park, downtown Jersey City and Manhattan.
Amenities at the building include a rooftop terrace with a pool, grilling areas, outdoor seating, a mist station, multiple courtyards and a dog run, according to a news release. Renters also have access to a sky lounge with clear New York City skyline views, coworking space, a library with a fireplace, a high-end fitness center and a demonstration kitchen.
Renters, meantime, benefit from significant investment and city-backed infrastructure improvements in Bergen-Lafayette, including the extension of Jersey Avenue for pedestrians, bicyclists and vehicular traffic that have created better connections to downtown, the developers said. They also pointed to existing light rail service that links the neighborhood to PATH trains and ferry terminals to Manhattan, as well as Liberty State Park’s more than 1,200 acres of open space, a two-mile promenade, marina, performance areas and sweeping views of the Manhattan skyline, Hudson River and Statue of Liberty.
The Hazel is one of five rental buildings that Alpine and Fields Grade have developed in the immediate area, including three other completed buildings. Alpine is also developing Scholars Village on the banks of Liberty State Park and in the heart of the Liberty Science Center’s SciTech Scity innovation hub, which will feature 500 apartments and retail space.
Commercial spaces at the existing Alpine and Fields Grade properties include a New Orleans-style sandwich restaurant known as Cheeky’s and Eggs Up, MochiDough/BoberTea and The Roxy restaurant.
