Sentinel Real Estate has acquired Stonehill at West Orange, the new 423-unit luxury apartment property that has revived the onetime site of a struggling office park off Interstate 280.
The firm announced the deal on Wednesday, noting that the three-building complex is roughly 16 miles west of Midtown Manhattan. It’s also home to more than 44,000 square feet of amenity space and adjacent to the grocery-anchored Essex Green Shopping Center, adding to the appeal of the high-profile redevelopment project by BNE Real Estate Group.
BlueGate Partners Founder and Managing Partner Mark DeLillo brokered the sale. Terms were not disclosed.

Designed by Minno & Wasko Architects and Planners, Stonehill hit the market in spring 2024 with a mix of one-, two- and three-bedroom rentals on a site overlooking I-280. The complex has anchored BNE’s redevelopment of what was more than 400,000 square feet of ailing office space, part of a project that also included a new 32,000-square-foot West Orange Public Library to help preserve 130,000 square feet of renovated office space.
Sentinel on Wednesday noted that some units at Stonehill include built-in work desk areas, wine bars and refrigerators, linen and pantry storage, frameless bathroom shower doors and private balconies or patios. Amenities include two fully equipped fitness centers, a movement studio with on-demand training technology, social lounges, multiple coffee bars and two coworking areas with private offices, among many others, while the property has 816 parking spaces, private garage parking with direct access to each floor, electric vehicle charging spaces and 24/7 concierge services.
Residents, meantime, have easy access to the key regional business hubs of Newark, Jersey City and New York City via a direct shuttle to the NJ Transit’s Orange station, which is three miles away, Sentinel said. The adjacent Essex Green Shopping Center is home to ShopRite and one of several major retail destinations in the area, while the tract is surrounded by well-known golf courses and more than 2,500 acres of forested public parks.
