A janitorial supply company has taken 9,000 square feet of industrial space in Marlboro, in one of two newly announced transactions by NAI DiLeo-Bram & Co.
In a news release, the leasing team said Enviro Service & Supply Corp. will join the tenant roster at 4 Timber Lane in Marlboro, an 81,100-square-foot facility with 18-foot clear ceiling heights, multiple loading docks and drive-in capabilities. The space also provides users with easy access to major arteries such as routes 18, 79 and 9 and the Garden State Parkway.
NAIDB vice presidents Kyle Gerace and Christopher Chiusolo represented the landlord. In the second deal, they represented G&J Steel & Tubing Inc. in a 5,000-square-foot lease at 14 Worlds Fair Drive in the Somerset section of Franklin, touting the facility’s 18-foot clear heights, wet sprinkler systems and energy-efficient T-5 lighting that make it attractive for logistics and light manufacturing users.
They added that the location also provides immediate access to major highways, including Interstate 287, Route 27, the New Jersey Turnpike and the Parkway, making it a critical hub for regional distribution.
“These two transactions highlight the competitive nature of the smaller-unit flex/industrial market in central New Jersey,” Gerace said. “For companies such as these newest tenants, proximity to major highway networks is nonnegotiable. Locations like Marlboro and Somerset, which offer superior connectivity without the ultra-premium rents found immediately adjacent to New Jersey/New York ports, are seeing tenants compete assertively for functional, well-maintained space.”
Chiusolo added: “Even at the smaller end of the spectrum, tenants demand functional clear heights, efficient loading and professional park management.”
