The Stro Cos. has completed a 220,000-square-foot industrial lease in Clifton with a fast-growing, online specialty grocer, touting continued demand from food and cold storage users.
The tenant, Weee! Inc., is relocating to 174 Delawanna Ave. after only a year in a 50,000-square-foot facility in Edison, according to a news release. Its new home is a cold storage facility just west of Route 21 and north of Route 3, providing quick access to the region’s vast population and its target demographic of Asian consumers.
“We are thrilled to have consummated this transaction and are thankful for our leasing partners at CBRE, who represented ownership, and Lee & Associates’ (Oakland, California) office for representing the tenant,” said Jack Shulman, director of leasing, acquisitions and capital markets with Stro.
The Ridgewood-based firm added that Weee! has experienced a surge in demand for its ethnic foods.
“They quickly became a hit with the very diverse demographic in the New York metro area,” Shulman said. “They were specifically looking to create a regional hub to service the tristate region and found that 174 Delawanna was an ideal property to serve their freezer, refrigeration and dry warehousing needs.”
The landlord and brokerage team announced the deal while touting the building’s 32-foot ceiling heights, ample parking, 29 loading docks and two drive-ins. The site provides easy access to area highways, including the New Jersey Turnpike and the Garden State Parkway.
“This is further proof that food and cold chain distribution in northern New Jersey is here to stay and a growing sector in our region,” CBRE’s Bill Waxman said.
Brokers involved in the deal included Waxman and CBRE’s David Gheriani and Kevin Dudley, who also represented ownership. Chris Schofield, a principal with Lee & Associates’ Oakland office, represented the tenant along with Lee & Associates New Jersey Principal Brian Lynch and Associate Kyle Janoczkin.
“We are pleased to have helped Weee! Inc. find a home in New Jersey,” Lynch said. “The company has been growing rapidly and will be well-positioned in this new space, which is nearly four times larger than their previous New Jersey property. Weee! Inc. joins several other California-based companies we’ve seen expand into the New Jersey market in recent months.”
