VanRock Properties has acquired a nearly 12,000-square-foot retail building in Camden County for $1.675 million, brokers with Cushman & Wakefield announced Tuesday.
According to the listing team, which represented Erial-Jarvis LLC in the sale, the Gloucester Township property is fully leased to Dollar General through 2029. The 11,528-square-foot building at 1601 Williamstown Erial Road is also one of the chain’s highest-performing stores in New Jersey, the brokers said, thanks in part to its location at a signalized corner, its proximity to major highways and the Sicklerville area’s growing population.
Cushman’s Andrew Schwartz, Jordan Sobel, Andre Balthazard, Dan Bottiglieri and Andy Merin arranged the sale. They noted the building was originally constructed as an Eckerd Pharmacy in 1999.
“The deal generated significant market interest, with an offer being accepted within two weeks of marketing launch, which speaks to the demand for stabilized retail assets in the suburban New Jersey market,” Sobel said. “The buyer is a 1031 exchange purchaser, highlighting the property’s appeal to investors seeking tax-deferred investment opportunities.
