Weiss Realty is hoping to lure a data center or other power-intensive users to a sprawling industrial property in Illinois, touting its load capacity of nearly 275 megawatts.
The firm, which is based in northern New Jersey, is working alongside a Chicago-based team with JLL to market the 138-acre property in Decatur. That includes a 488,000-square-foot former Caterpillar Inc. facility at 2500 North 22nd St., along with proposed building pads that can accommodate facilities ranging from 100,000 to 500,000 square feet.
According to Jaime Weiss, president of Moonachie-based Weiss Realty and managing member of Queenanne Realty LLC, JLL Senior Vice President Conor Mullady leads the leasing team. He noted that the property is zoned for warehouse and manufacturing and is adjacent to the Ameren substation, making it ideal for data centers, advanced manufacturing and the electric vehicle industry.
“With demand growing for high-power industrial space, we’re excited to market 2500 North 22nd Street as a future-facing development opportunity for data-driven, energy-intensive operations,” said Matthew Weiss, a principal and project director at Weiss Realty. “The site’s proximity to major power infrastructure, intermodal logistics and scalable build options puts it at the forefront of industrial development in the Midwest.”
Weiss added that the site is near the ADM Intermodal Ramp, offering rail connectivity, while it provides access to major regional highways and airports, enhancing its appeal for logistics-driven users. There is also ample employee parking and full utilities.
