Woodmont Industrial Partners has broken ground on what will be more than 54,000 square feet of new industrial space in Woodbridge.
The firm, an affiliate of Woodmont Properties, joined local officials this week to mark the start of construction at 51 New Brunswick Ave., just west of Route 440 and about a half-mile east of Route 9. It’s slated to deliver the building in the second quarter of 2023, with plans calling for 32-foot clear ceiling heights, seven dock doors with optional expansion to nine and build-to-suit office space.
Tenants at the site, which the developer acquired this past April, will also be minutes from the New Jersey Turnpike and the Garden State Parkway.
“We welcome the development at 51 New Brunswick Avenue, as it will not only generate quality jobs but also bring economic benefits to Woodbridge and our residents long-term,” Woodbridge Mayor John E. McCormac said. “Woodmont has truly shown its value as a partner for this town, and we’re honored to celebrate this milestone today alongside several members of their esteemed team.”

The 54,113-square-foot project follows Woodmont’s development a 101,425-square-foot distribution center nearby, at 85 New Brunswick Ave., which it preleased it to Bentley Labs before selling the facility in summer 2021 to EverWest Real Estate Partners. The firm, meantime, also recently broke ground on a 152,100-square-foot warehouse in South Amboy and will soon begin construction on 209,000 square feet in South Brunswick.
Woodmont is also active in several other U.S. industrial markets, including South Florida.
“Woodbridge presents an incredible opportunity for companies looking to establish a regional hub, headquarters or last-mile delivery center, as it offers access to an exceptional labor force and several main thoroughfares,” said Anthony Amadeo, vice president of Woodmont. “Today’s groundbreaking marks an exciting milestone for all stakeholders in Woodbridge as the industrial real estate market in prime locations is in high demand. We look forward to starting construction on our newest locations in New Jersey and beyond.”
