A logistics firm has taken 96,000 square feet in South Amboy, filling more than half of a newly built warehouse facility by Woodmont Industrial Partners and Joseph Jingoli & Son. Inc.
According to the developers, the five-year lease with Wingtat Cargo coincides with the delivery of the 152,100-square-foot project at 111 Main St. The tenant is now set to benefit from the building’s connectivity to major highways and features such as 36-foot clear ceiling heights, 25 loading docks with 23 additional knockouts, two drive-in doors, an ESFR sprinkler system, ample car parking and a dedicated lot with 26 trailer spaces.
JLL’s Gary Politi and Michael Viera represented the landlords, while Jimo Liu of Cushman & Wakefield represented the tenant.
“The lease-up of this facility at delivery is a significant milestone for the project and a strong validation of the demand we’re seeing for high-quality industrial space in the region,” said Anthony Amadeo, executive vice president of Woodmont. “111 Main Street is exceptionally well positioned given its strong location to the Port — approximately 15 miles away — and Class A design that supports modern logistics operations. The project also contributes to South Amboy’s continued growth. Woodmont and Jingoli have greatly valued its partnership with the city and are proud to bring a new tenant and long-term economic value to the community.”
Woodmont and Jingoli broke ground on the facility, which is several years in the making and part of the city’s Broadway/Main Street redevelopment zone, shortly after receiving unanimous approval from the South Amboy planning board.
“The lease at 111 Main Street reflects the success of our city’s redevelopment vision and the growing interest from businesses seeking to invest in South Amboy,” Mayor Fred Henry said. “Woodmont and Jingoli have delivered a thoughtfully designed industrial facility that brings new economic activity and opportunity to our community, and we look forward to the positive impact this new tenant will have.”
Woodmont continues to advance its industrial platform through a series of deals, new ground-up developments, project deliveries and successful lease-ups, the firm said, noting that it has 7.2 million square feet across several of the nation’s most active logistics markets. That includes the recent start of an office-to-industrial conversion project on a 30.6-acre site in Franklin Township and the sale of a 15-acre industrial site outside Houston.
