The Stro Cos. has leased 11,600 square feet in Woodbridge to a Brooklyn-based firm that was seeking warehouse space for two of its business lines, the landlord said Tuesday.
The tenant, Marovato Industries, has taken two units at 2 Amboy Ave. to support the growth of both a pipe support and engineering company and a food business known as Marovato Italian Imports, Stro said. Its new location provides it with easy access to its headquarters, thanks to its proximity to Route 440, the Outerbridge Crossing and the New Jersey Turnpike.
Richard Goski and Catherine Goski of NAI DiLeo-Bram & Co. represented both Marovato and Stro in the transaction.
“Richard and Catherine understood the value of 2 Amboy’s location immediately,” said Todd Minerley, director of acquisitions and leasing for Stro. “They expanded the marketing area of the property to include Brooklyn and Staten Island. These areas have a growing pool of tenants actively looking for convenient and cost-effective industrial space in New Jersey.”
Marovato joins the flex and industrial tenant roster at the 65,000-square-foot property, a former manufacturing facility that Stro redeveloped in 2008. The building also offers access to the Garden State Parkway, Interstate 287 and Route 1&9.
“The Marovato lease was one of a number of recent lease transactions at 2 Amboy this winter,” Minerley said. “This leasing activity was highlighted by a 35,000-square-foot lease to Englert’s Leaf Guard division.
“Based on this recent leasing activity, we expect strong demand for our only vacancy, a rare 5,500-square-foot flex unit with 32-foot clear ceilings.”
