A joint venture has leased 50 percent of the apartments at its recently delivered, 280-unit luxury residential building along the Harrison waterfront.
The developers, Advance Realty Investors and DeBartolo Development, announced the milestone on Tuesday only about six months after the launch of leasing at Cobalt Lofts. Located at 1200 South Fifth St., the property has drawn renters thanks in part to its high-end amenities, smart home technology and proximity to the Harrison PATH station.
The complex is part of what’s known as the Riverbend District, a 35-acre swath of Harrison’s waterfront redevelopment zone.
“The Riverbend District continues to flourish and transform into an attractive destination to call home — something Cobalt Lofts perfectly exemplifies as the next level of luxury in the New Jersey market,” said Dan Cocoziello, managing director, development of Advance Realty Investors. “The continuous leasing momentum we are seeing serves as proof that our vision of a one-of-a-kind building amid a dynamic, transit-oriented district is resonating with today’s renters.”
Cobalt Lofts includes studio, one- and two-bedroom apartments, along with duplex one- and two-bedroom units. In a news release, the developers noted that each unit includes a built-in Amazon Echo Dot, prewired speakers and the Samsung SmartThings HUB.
Common spaces and amenities at Cobalt Lofts include a fitness center with a dedicated CrossFit workout area and Peloton bikes, community working space, a private dining and wine tasting room and a top-floor game room and lounge. They also highlighted a landscaped roof deck that includes an outdoor kitchen space with views of the Manhattan skyline.

The Marketing Directors is overseeing leasing at the project, which will be part of a projected 3,000 luxury apartments within the Riverbend District. Cobalt Lofts is the second project in the district by Advance and DeBartolo, following the completion of Steel Works in summer 2017.
