A joint venture has debuted a new 280-unit apartment building in Harrison, the latest piece of a fast-growing neighborhood along the town’s former industrial waterfront.
Advance Realty and DeBartolo Development announced Monday that they have launched leasing at the complex, Cobalt Lofts, at 1200 South Fifth St. The property is a short walk from the Harrison PATH station and part of what the developers have dubbed the Riverbend District, a 35-acre swath of the town’s well-known redevelopment zone.
Along with a mix of studio, one- and two-bedroom apartments, the development offers duplex lofts featuring 20-foot ceilings and views of downtown Manhattan.
“We’re excited to begin leasing at our second luxury residential building in Harrison and anticipate remarkable leasing interest throughout New Jersey and New York,” said Peter J. Cocoziello, founder and CEO of Advance Realty. “Cobalt Lofts adds another one-of-a-kind community to the Riverbend District, a transit-oriented locale poised for continued growth.”

The project follows the joint venture’s first upscale development in Harrison, known as Steel Works, which opened last summer at 1200 Frank E. Rodgers Blvd. At Cobalt Lofts, they are also offering residents high-end interiors, finishes and appliances in addition to features such as a personal wine fridge.
Advance and DeBartolo also touted the inclusion of smart technology and other modern offerings, including a built-in Amazon Echo Dot, prewired speakers and the Samsung SmartThings HUB.
“The Riverbend District’s first luxury residential building, Steel Works, has continually attracted renters seeking uniquely designed homes and a diverse mix of modern amenities,” said Edward M. Kobel, DeBartolo’s president and chief operating officer. “With that building nearing full capacity, we could not be more excited to begin leasing at Cobalt Lofts and continue to transform the Riverbend District into a destination for renters seeking an unrivaled combination of convenience and upscale living.”
Common spaces and amenities at Cobalt Lofts include a fitness center with a dedicated CrossFit workout area and Peloton bikes, community working space, a private dining and wine tasting room and a top-floor game room and lounge, the developers said. They also highlighted a landscaped roof deck that includes an outdoor kitchen space with views of the Manhattan skyline.
“Every home at Cobalt Lofts is designed to be spacious and welcoming, and comes complete with modern, hard-to-find features such as a balcony, walk-in closets and voice-enabled technology,” said Jackie Urgo, president of The Marketing Directors. “Combined with the building’s comprehensive suite of amenities, incredible access to public transportation and convenient location in the fast-growing Riverbend District, it offers some of the most unique and in-demand homes on the market today.”
Upon completion, the Riverbend District will include some 3,000 luxury apartments alongside 100,000 square feet of retail space. The nearby Harrison PATH station offers a 20-minute commute to Manhattan or three-minute ride to Newark.
